Kenyon House









Kenyon House was created to provide affordable, appropriately designed apartments and supportive-service space to people with multiple mental and physical health challenges—with a focus on homeless individuals diagnosed with HIV. Located in Southeast Seattle near the Othello Light Rail Station, Kenyon House consists of 18 studio apartments; common lounges, laundry and dining room; offices and meeting space for caseworkers; and large outdoor gathering spaces for the residents. The design intent of Kenyon House was to create independence for the residents while also providing numerous spatial opportunities for staff and resident interaction; to allow for supervision without losing a home-like feel.

Building Changes (formerly AIDS Housing of Washington) initiated the project several years ago, after recognizing the need for housing for individuals living with multiple diagnoses. Housing Resources Group joined as the project developer, and Sound Mental Health will provide management and services support.

Because of the residents' medical fragility, Universal Design was a project goal from the start. The owner and deisgn team received input from Bailey Boushay Adult Day Health Center and Lifelong AIDS Alliance. Additionally, ADAPTations, Inc. provided technical guidance. Each unit has been designed for simple adaptation as the resident's needs dictate, and all common areas has been designed for barrier-free mobility.

The sustainable design goals for Kenyon House were concentrated on energy conservation, durability and indoor air quality. The building was sited on the property to maximize the usable outdoor space and take advantage of uninterrupted southern exposure for daylighting and passive heating. For durability, the building employs a true rainscreen system and an all-metal roof. Multiple product substitutions were made during construction to improve the indoor air quality for the residents. Due to the high level of sustainability ultimately achieved, Kenyon House received Platinum certification from the USGBC LEED for Homes program.
