The 509 Fairview Avenue project involved the renovation of an existing building to create a more energy-efficient, healthful and beautiful environment for its users.
The concrete 25,000sf building was built in 1947 as office and warehouse space but had not been insulated and had suffered years of neglect.
Inspired by the mid-century period of the existing architecture, the building was re-clad in metal panels over rigid insulation. Bold colors were chosen to complement the building's modern, industrial aesthetic and defined distinct materials and assemblies.
New, operable insulated windows provide ample ventilation, allow occupants the ability to control their work environment, and afford better views of Lake Union while interior finish materials and an exposed mechanical system further invoke the industrial surroundings.
